Holiday Home Buyer's Guide

We understand that taking the leap and purchasing your very own holiday home can be daunting, so here we have put together a 'Buyer's Guide' to outline some of the important aspects of the purchasing process. We are always transparent throughout the buying journey of any of our customers, and aim to ensure that as much information as possible can be accessed before the exciting day comes that we hand the holiday home over to you!

We have created a 'Holiday Home Sales Glossary' at the bottom of this page to give you an idea of some terminology that you may see throughout this guide.

First, Location

When considering buying a holiday home, you should start by thinking about where in the country you'd like to spend your holidays. Many holiday home owners prefer to go somewhere that sits within a two to three-hour travel radius from their home. Our three Coastdale parks are located in various coastal areas across the country; Atlantic Coast is situated on the Cornish coastline in Hayle near St Ives Bay, Whitby Holiday Park is near the Cleveland Way Coastal Path in North Yorkshire, and Garreg Goch is located in North Wales and provides guests with scenic mountain views.

Hayle is treasured for its golden beaches, rolling sand dunes, and the rugged beauty of the Cornish coastline. A favourite for family getaways, many guests fondly recall childhood days spent rock pooling, paddling in the sea, and enjoying ice creams under the summer sun. With the sound of the waves and the scent of salty sea air all around, it’s easy to relax and reconnect. If this sounds like your ideal escape, Atlantic Coast Holiday Park is the perfect place to make new memories.

The consideration of 'location' doesn't end with the park itself when buying a holiday home. Have a think about where your preferred location would be on-site. For example, would you ideally want to be close to the Sand Dunes? Would you prefer to be within close proximity to the facilities? Or perhaps a quieter, secluded pitch would suit? Preparing these thoughts before visiting your prospective park will help you to picture how your holidays could look if the right spot is available.

 

Consider your needs

Make sure you have a clear understanding of the benefits you wish to enjoy from owning a holiday home. If you have a dog, ensure that you have checked the park you would like to view is dog friendly. All three of our parks are proudly dog friendly. Other on-site facilities include: 

  • An essentials shop in Reception (Pending completion)
  • Launderette
  • Outdoor Play Area for children
  • Dog Shower
  • Surfer's Shower

Another need to consider is, how many people do you hope to be able to stay in your holiday home at the same time, and how often? If you think up to six people may stay with you once or twice a year, but it would mainly be two or four of you, perhaps a two bedroom holiday home with a sofa bed could be ideal? Additionally, the number of bathrooms, and kitchen size may be something to think of. Going to viewings with an open mind while still knowing what you like is the best way to find your dream holiday home.

What is your Budget? 

Prior to sending an enquiry for a holiday home, it is important to consider your budget, how you wish to fund your static caravan and your preferred purchase timeline. Having this information prepared to bring with you will help us to ensure we match you with the perfect holiday home!

Fees and Running Costs

Much like anything, there are some ongoing expenses of owning a holiday home that you should consider when thinking about what budget you set yourself. Some sellers may include the pitch fee for the first year in the initial purchase, which would then be an annual payment in the following years. 

It is important for prospective holiday home buyers to be well-informed about the pitch fee amount, what it covers, and other regular expenses you'll incur such as Gas, Electricity, Insurance and Rates. If you are concerned about costs, owners always have the option to offset some of the running costs by subletting your holiday home. If this interests you, inquire with your chosen park about subletting policy and whether it is the correct option for you. Additionally, if you're seeking a little bit of added luxury, Whitby Holiday Park offers the option to install a veranda and a hot tub*.

Licence Agreement

So, you've found the holiday home for you! Let's have a coffee, and talk you through the next steps.

Upon purchase of your new holiday home, your designated park will grant you a Licence agreement. This is a legal document that allows you to site your holiday home on the park and spells out the legal rights and responsibilities of both the park owner and the purchaser, including the payment of the annual pitch fee and the length term of the agreement.

As with all legal documents, it’s advisable that you seek advice before entering into an agreement with the park. If necessary seek advice from your legal or financial representative. When purchasing a holiday home with Coastdale, you will receive a 15-year licence for a used Holiday Home, 20 years for a new holiday home and 30 years for a Holiday Lodge.

Make sure the date on your licence agreement commences on the date that you are given the keys to your holiday home and that you actually take possession of it. When buying the caravan itself, the transaction is governed by the terms and conditions outlined in the purchase agreement signed by both the park operator and the purchaser.

The Process of Purchase

Ensure that you read and understand the purchase contract that you will be asked to sign and check what is included in the final price so that you understand everything when you take full ownership of your dream home.

Ask about the length of the warranties that will apply to the holiday home, especially for the chassis and all the appliances contained within the caravan. Be sure to carefully read and understand the purchase agreement contract that you'll be requested to sign. Check what's included in the final price, and ask any questions at all. There is never a silly question when it comes to acquiring your dream holiday home.

Some more things to consider are things that you may be able to purchase with the holiday home, such as a bespoke decking that our maintenance team can build for you, a hot tub, or a maintenance bundle to ensure that your holiday home will be kept in the best condition. Paying The Deposit

You are required to pay a deposit on your chosen holiday home in order to reserve it as yours. This usually equates to at least 20% of the final purchase price. Before you leave after you have paid this deposit, remember to ask the park when the full balance is required and when your holiday home will be ready for you bring your holiday essentials to fill it with!

Paying the Balance

The day you have paid the full balance and are handed the keys to the holiday home is the day that you become the owner. How exciting! This is when one of our team members will take you around the holiday home showing you essential pieces of information such as where the water stop tap is, where the fuse box is, and how the boiler functions. 

You are welcome to ask the park for a full completion checklist to ensure that all your requests have been addressed and that all legal obligations have been fulfilled – such as the testing of gas and electrical appliances.

Holiday Home Sales Glossary

Here are some words and terms that you may hear while going through the purchasing process:

Pitch Fees

The pitch fee is an annual payment made to the park owner to keep your holiday home on the site and to secure your chosen location. Our pitch fees cover park maintenance and facility use. At Whitby Holiday Park, our pitches are categorised in 'Tiers' which have different prices depending on their criteria.

Gas Supply & Test

Gas is supplied to your holiday home through 2 x 47kg gas bottles. When one runs out, you order a new one and our maintenance team deliver and replace it for you. Once this is complete an invoice is sent to your account. An annual gas test is required for your holiday home, which is carried out by our approved contractor.

Electric Supply & Test

Each holiday home has its own Electric meter that is read annually to calculate a bill which is added to your account. You will only every pay for what you use. A three-yearly electric test is required for your holiday home, which is carried out by our approved contractor.

Insurance

Much like cars, holiday homes need to be insured for protection against damage, liability cover and for protection of personal belongings. Providing proof of insurance will be a requirement on our parks.

Business Rates

These rates are shared equally between all owners. More information on this is available from the park you are looking to purchase from.

Manufacturers

The main static holiday home manufacturers that we regularly buy and sell stock from are Swift, Victory, Willerby, Regal, ABI and Atlas. If you see another make of holiday home that we are not advertising but that you wish to purchase and site on our park, speak with us and we will be open to looking into this.

Berth vs Bedrooms

The 'berth' of a holiday home is how many people it can sleep, which is usually a higher number than the amount of bedrooms it has. For example, a 'four berth' holiday home is likely to have two bedrooms (a double and a twin). 

Winterisation

In the colder months, we offer a paid service to 'Winterise' your holiday home, which means to empty all pipes of water and switch your water supply off to avoid freezes and bursts. This is also a good time to carry out Anti-Freeze tests in boilers.
