Holiday Home Buyers Guide

The best way to start the holiday home purchasing process is by choosing whereabouts in the country you enjoy going on holiday. We’ve found that most holiday homeowners prefer to own a holiday home that sits within a two to three-hour travel radius from their home to cut down travel times – however, this is totally up to your individual preferences. Our three Coastdale parks are located in various coastal areas across the country; Whitby Park is in North Yorkshire, Garreg Goch is in North Wales and our Cornish holiday park, Atlantic Coast, is situated on the beautiful coastline near Hayle.

Atlantic Coast Holiday Park allows for year-round holidays and remains open throughout the year, including Christmas and New Year's. Please note that none of our parks are residential and homeowners cannot permanently live on-site. When buying a holiday home on our holiday park in North Cornwall, please decide on your preferred location on-site. Your holiday home’s location on-site is up to personal preference.

For example, some homeowners prefer a sea view, some prefer to be within a short walking distance away from our facilities, whilst others prefer a secluded quieter spot. All our parks are pet-friendly and even have specially dedicated dog facilities, including dog showers. Each of our family-friendly holiday parks has various facilities as per specific park. For example, Atlantic Coast Holiday Park is hugely popular amongst watersports enthusiasts and has a dedicated on-site Surfer’s Shower facility. We take pride in offering personalised service across all our parks, with onsite teams who are readily available to assist you.

When you purchase a holiday home at one of our Coastdale Parks, you can rest assured that you’re buying holiday property on a superior park. This recognition is reflected through our membership of respected associations such as the British Holiday & Home Parks Association (BHHPA), Visit England, and Visit Wales.

Do Your Research

Make sure you have a clear understanding of the benefits you wish to receive from owning a holiday home.  Prior to enquiring about a holiday home, it is also important to think about your budget, how you wish to fund your static caravan and your preferred purchase timeline. Investing this time will help guide your decision-making process effectively.

Fees and Running Costs

Many people underestimate the ongoing expenses of owning a holiday home, especially when the pitch fee for the first year is included in the initial purchase. The pitch fee is an annual payment made to the park owner to keep your holiday home on the site and to secure your chosen location.

It is important for prospective holiday home buyers to be well-informed about the pitch fee amount, what it covers, and other regular expenses you'll incur. Our pitch fees on our Coastdale parks cover park maintenance and facility use, but gas, electricity, insurance, and business rates are all additional costs.

Whereas some other parks’ fees may be lower, our fees reflect our five-star parks' high-quality service, facilities and inimitable locations.

If you are concerned about costs, owners always have the option to offset some of the running costs by subletting your holiday home. If this interests you, inquire with your chosen park about subletting policies and whether it is the correct option for you. Additionally, if you're seeking a little bit of added luxury, Atlantic Coast Holiday Park offers the option to install a veranda and a hot tub*.

Holiday Home Type

You're now at the stage to determine the type of holiday home you want to invest in. If you have specific preferences or needs regarding your holiday home, please include them when completing our holiday home enquiry form on the park’s respective website. Clearly state your preferred budget, as it will influence the type of holiday home available to you and where on the park it can be placed.

Additionally, it is important to consider practical aspects such as bedrooms, bathrooms, and kitchen size as well as your preference for fixed or freestanding furniture and whether you desire front patio doors or not. Please create a list of your desires when enquiring about a holiday home, but bear in mind that everything on your wishlist might not be readily available and bespoke caravans can have lengthy lead times.

The Licence Agreement

Upon purchase of your new holiday home, your designated park will grant you a Licence agreement. This is a legal document that allows you to site your holiday home on the park and spells out the legal rights and responsibilities of both the park owner and the purchaser, including the payment of the annual pitch fee and the length term of the agreement.

As with all legal documents, it’s advisable that you seek advice before entering into an agreement with the park. If necessary seek advice from your legal or financial representative.

When purchasing a holiday home with Coastdale, you will receive a 15-year licence for a used Holiday Home, 20 years for a new holiday home and 30 years for a Holiday Lodge.

Make sure the date on your licence agreement commences on the date that you are given the keys to your holiday home and that you actually take possession of it. When buying the caravan itself, the transaction is governed by the terms and conditions outlined in the purchase agreement signed by both the park operator and the purchaser.

The Process of Purchase

Ensure that you read and understand the purchase contract that you will be asked to sign and check what is included in the final price so that you do not have any nasty shocks when you take full ownership of your dream home. Ask about the length of the warranties that will apply to the holiday home, especially for the chassis and all the appliances contained within the caravan. Be sure to carefully read and understand the purchase contract that you'll be requested to sign. Additionally, inquire about the duration of warranties that cover the holiday home, especially focusing on the chassis and all appliances found within the caravan. Understanding the warranty terms is vital for a smooth and informed ownership experience with Coastdale.

Paying The Deposit

You are required to pay a deposit on your chosen holiday home. This can be a substantial amount of money and usually equates to at least 20% of the final purchase price. Upon purchase, please remember to ask the park when the full balance is required and when your holiday home will be ready for occupation.

Paying The Balance and Assuming Ownership

The day you have paid the full balance and are handed the keys to the holiday home is the day that you become the owner. Once the full balance is paid and you are handed the keys, you will officially be the owner of your new holiday home.

Ask the park for a full completion checklist to ensure that all your requests have been addressed and that they have fulfilled all legal obligations – such as the testing of gas and electrical appliances.
